Can You Get a 100% Home Loan in India?
Buying a home is a major financial decision. One of the first questions many buyers ask is:
“Will the bank give me a 100% home loan?”
The simple answer is: Usually, no.
Banks generally do not finance 100% of the property’s purchase value. Home loans are subject to Loan-to-Value (LTV) limits, which means the borrower usually has to contribute a portion of the property cost from their own funds.
What is LTV?
LTV means Loan-to-Value ratio.
It represents the percentage of the property’s value that can be financed through a home loan.
For example, if a property is worth ₹50 lakh and the applicable LTV allows an 80% loan:
Property Value: ₹50 lakh
Home Loan: Up to ₹40 lakh
Your Contribution: Around ₹10 lakh
The actual loan sanctioned can be lower depending on your income, credit profile, existing EMIs, property valuation and the lender’s policies.
Can a Bank Give 90% of the Property Value?
For certain lower-value housing loans, the applicable LTV can be higher. RBI’s published housing-finance data shows different LTV limits depending on the loan amount and type of lending institution. For scheduled commercial banks, loans up to ₹30 lakh can have an LTV of up to 90% under the applicable framework, while higher loan amounts generally have lower LTV ceilings.
Therefore, 90% financing may be possible in some cases, but 100% financing is generally not available as a standard home loan.
Example: ₹50 Lakh Home
Suppose you are purchasing a house for ₹50 lakh.
If the lender finances 80%:
Property value: ₹50,00,000
Possible home loan: ₹40,00,000
Your contribution: ₹10,00,000
And remember, you may also need money for:
- Stamp duty
- Registration charges
- Legal/documentation expenses
- Processing and other applicable charges
- Other purchase-related expenses
RBI has specifically stated that stamp duty, registration and other documentation charges should generally not be included in the cost of the housing property for calculating the LTV.
What About “100% Home Loan” Advertisements?
You may see advertisements saying:
“Get 100% Home Loan!”
Be careful with such claims.
A lender’s actual sanction depends on the applicable LTV rules, property valuation, your income, credit history, existing obligations and the lender’s internal eligibility criteria.
A bank may also value the property differently from the price negotiated between the buyer and seller.
So, don’t assume that a 100% home loan means the bank will pay the entire purchase price.
Can Your Home Loan Be Lower Than Expected?
Yes.
Even if you are eligible for a particular percentage based on LTV, the final loan amount can be restricted by your:
- Monthly income
- Existing EMIs
- Credit history and repayment record
- Age and retirement profile
- Employment/business stability
- Property valuation
- Property legal and technical approvals
- Lender’s eligibility policies
For example, if a property costs ₹60 lakh but the bank’s valuation is only ₹55 lakh, the eligible loan may be calculated with reference to the acceptable property value and applicable LTV.
How Much Money Should You Keep Ready?
Before buying a property, don’t plan only for the down payment.
Keep funds available for:
Down payment + registration + stamp duty + other applicable charges + emergency reserve
This can help you avoid taking expensive additional borrowing just to complete the purchase.

Final Takeaway
Can you get a 100% home loan?
In a standard home purchase, don’t assume that a bank will finance 100% of the property value.
Most buyers should be prepared to contribute their own funds toward the property purchase and also budget separately for registration, stamp duty and other applicable expenses.
